POOL INSPECTIONS FOR REALTY TRANSACTIONS

The inspection we perform is a visual and operational inspection of the pool and equipment. An average inspection takes about an hour, sometimes less, often a little longer.

We perform pool inspections (on in-ground pools and spas only). The current charge for our inspection report is $180.00 per body of water, however if it is a pool/spa combo run off the same filter system it is considered a single body of water.

We provide a written form upon completion of the inspection and the fee is due at the same time. It can be in the form of a check, VISA or Master Card.

We will inspect on a functional/non-functional basis the pump(s), filter, sweep pump, pool cleaner, heater, visible plumbing, pool cover, light(s). We inspect on an acceptable/unacceptable basis the coping, tile, interior finish, skimmer(s), deck immediately surrounding the pool/spa, the pool structure (looking for visible cracks in the shell or bond beam) and we will make note of other potential issues if we see them (pools are like houses in that each of them may present different situations)

WE DO NOT make any repairs during an inspection nor do we perform any pressure testing of plumbing lines as part of an inspection. If there is reason to suspect underground lines are leaking we would make the recommendation to perform pressure testing.

It is always suggested that if you are able to ascertain the name of the pool company that has or normally services the pool that you place a call to them to see if they are able to give you any pertinent history on the pool.

One last note on pool inspections – we can perform an inspection on a pool or spa whether it is open for the season or still in a winterized non-running mode but it always preferable to have the pool open and running as you can gain the most information that way. Inspecting a winterized pool or spa is akin to inspecting a car that you can’t start or drive.
